The Opportunity in Lower Middle Market Real Estate Debt

The current real estate landscape is rebounding from the COVID-19 pandemic and the ensuing rapid upward interest-rate cycle. Workshop Objective:
~1.    Introduce lower middle market real estate credit
2.    Overview of boutique firm with deep real estate debt expertise
3.    How to complement a traditional private credit portfolio

Financing Everyday Life: opportunities in commodity-backed credit.

Food, infrastructure, and energy underpin daily life and global economies. Yet, these essential resources are often produced in regions defined by unique geology and climate, far from where they are ultimately consumed.

Bridging that gap requires financing across the entire supply chain, from production and processing to transport and trade.

Commodity-backed credit provides investors with access to this real-world financing opportunity, offering stable, income-generating exposure that is largely uncorrelated to traditional markets. By supporting the movement of essential goods, it can serve as both a diversifier and a hedge against inflation, currency depreciation, and geopolitical risk.

Workshop Objective: A discussion of commodity-backed credit, trade finance and the tools that redefine emerging markets investing.

Company Profile: Gemcorp Capital is a privately owned investment group focused on unleashing the potential in emerging markets. We combine decades of experience with financial discipline and local knowledge to deliver long-term value for investors and sustainable growth in the economies we invest in.

Our core focus is emerging market private credit, structuring and managing solutions that make complex markets investable for global investors. With deep roots across Africa and other growth regions, we look to unlock opportunities that offer genuine alpha and diversification. We mitigate risks through disciplined underwriting and innovative structuring, deploying capital in sectors critical to economic resilience and development.

Additionally, we manage complementary strategies in trade finance, liquid markets and special situations, each underpinned by the same investment discipline and conviction-based philosophy.

Rethinking Real Estate: Investing Where We Consume, Live, Innovate, and Connect

Join Invesco Real Estate to examine and explore how to best position real estate equity and debt strategies to create value in client portfolios.  Coming off a three-year correction,1 real estate valuations have stabilized,2 creating an attractive entry point for both real estate debt and equity investments, in our view. Amid healthy demand, declining supply,3 and anticipated rate cuts potentially lowering borrowing costs, we believe real estate equity may represent a particularly compelling opportunity.

Workshop Objective: This session will present the investment case for US commercial real estate equity and debt and highlight the attributes of each strategy.

Company Profile: Invesco Ltd. (Ticker NYSE: IVZ) is a global independent investment management firm dedicated to delivering an investment experience that helps people get more out of life. Our distinctive investment teams deliver a comprehensive range of active, passive, and alternative investment capabilities. About risk

Investments in real estate related instruments may be affected by economic, legal, or environmental factors that affect property values, rents or occupancies of real estate. Real estate companies, including REITs or similar structures, tend to be small and mid-cap companies and their shares may be more volatile and less liquid. The value of investments and any income will fluctuate (this may partly be the result of exchange rate fluctuations) and investors may not get back the full amount invested. Property and land can be difficult to sell, so investors may not be able to sell such investments when they want to. The value of property is generally a matter of an independent valuer's opinion and may not be realized. Although certain kinds of investments are expected to generate current income, the return of capital and the realization of gains, if any, from an investment will often occur upon the partial or complete disposition of such investment. Investing in commercial real estate assets involves certain risks, including but not limited to: tenants' inability to pay rent; increases in interest rates and lack of availability of financing; tenant turnover and vacancies; and changes in supply of or demand for similar property types in a given market.

Alternative investment products, including hedge funds and private equity, involve a high degree of risk, often engage in leveraging and other speculative investment practices that may increase the risk of investment loss, can be highly illiquid, are not required to provide periodic pricing or valuation information to investors, may involve complex tax structures and delays in distributing important tax information, are not subject to the same regulatory requirements as mutual funds, often charge high fees which may offset any trading profits, and in many cases the underlying investments are not transparent and are known only to the investment manager. There is often no secondary market for hedge funds and private equity, and none is expected to develop. There may be restrictions on transferring interests in such investments.
